Mid-Term Rentals in Tampa: What a Month Costs, and Where to Stay

Everywhere else we have written about, thirty days is the magic number. In Florida it buys you nothing.

Florida taxes short lodging until you cross six months — not thirty days. A one-month stay in Tampa pays the same 13.5% that a weekend at the beach does: 6% state sales tax, 1.5% Hillsborough County surtax, and 6% county tourist development tax. On a $3,932 month that is about $531, and no amount of paperwork at thirty-one days makes it go away.

There are two ways out of it, and only two. One is a genuine lease of longer than six months. The other applies if you are travelling on federal orders — which, in this particular city, is a lot of people.

What a month actually costs

On 7 August 2026 there were 20 places listed on Homads for 30+ day stays inside Tampa, from five owners. They split into two products that barely overlap.

Fifteen entire homes, from $2,500 to $9,000 a month, with the middle at $3,932. Half sit between roughly $3,531 and $4,725.

Five private rooms, from $720 to $960.

Look at the gap. The most expensive room in Tampa is $960. The cheapest whole place is $2,500. There is nothing in between — no studio at $1,400, no small one-bedroom at $1,900. You are choosing between a room in a shared house and a house.

And the room end is one address. All five are units at 5571 Eureka Springs Road in East Tampa, listed as Eureka Commons. If that house does not suit you, the room option in Tampa is closed and the floor becomes $2,500.

The whole-home end is expensive by Florida standards. RentCafe put the Tampa apartment average at $2,014 as of 2 August 2026, down about 2% year over year — a one-bedroom at $1,730, a two-bedroom at $2,083. The furnished monthly median is close to twice the two-bedroom average, which is a wider gap than we see in most cities and reflects how much of this stock is single-family houses rather than apartments.

Two more things worth knowing before you look.

It is a house market. Eleven of the twenty are houses, plus two townhouses and two duplexes. Only three are apartments. If you want a doorman building you are in the wrong city; if you want a yard, this is a good one.

The top is very top-heavy. Two three-bedroom duplex halves at the same Ybor City address ask $9,000 each, and a three-bedroom in Port Tampa asks $7,050. Strip those three out and the remaining twelve whole homes run $2,500 to $4,800, which is the range most people will actually be shopping in.

Numbers move. Everything above came off the live listings on 7 August 2026 — worth checking the current set before you plan around it. That page pulls a radius rather than the city limits, so it shows more.

Where to stay, depending on why you're here

South Tampa and the Interbay peninsula. ZIPs 33611 and 33616 — seven of the twenty listings, more than a third of the city's inventory in one narrow strip of land. Three of them are Cozy Bayshore units at a single address on West Tyson Avenue, from $3,622 to $3,864; the others are on La Palma Court, West Paxton Avenue, Puritan Avenue and West Bay Avenue, from $3,500 to $7,050.

Seminole Heights. 33604. Two listings at the same East Flora Street address — a studio at $2,500, the cheapest entire place in the city, and a two-bedroom at $3,250. North of downtown, older bungalow stock, and the cheapest way into a whole place here.

Tampa Heights and downtown. 33602. One listing, a two-bedroom the host calls The Heights Hideaway: Near Armature Works, at $3,100. Walkable to the Riverwalk and Water Street.

Palma Ceia and Beach Park. 33609. Two listings on West Cass Street, at $3,000 and $4,050.

West Tampa. 33607. One three-bedroom at $4,500, which the host describes as near the airport and the Buccaneers' stadium — both of which are in fact in this ZIP.

Ybor City. 33605. The two $9,000 duplex halves on East Columbus Drive.

East Tampa. 33610. The five Eureka Commons rooms.

Why six months is the line that matters — and the exception that isn't

The tax. Florida law taxes "living quarters or sleeping or housekeeping accommodations" rented for six months or less. Section 212.03(4) of the Florida Statutes exempts anyone who "shall have entered into a bona fide written lease for longer than 6 months in duration for continuous residence." Subsection (1)(a) goes further and says a landlord who "exclusively enters into a bona fide written agreement for continuous residence for longer than 6 months in duration at such property is not exercising a taxable privilege" — so with a genuine seven-month lease the tax never appears at all.

That is the whole exit. There is no thirty-day version of it in Florida.

And here is the Tampa-specific exception. Federal travellers on official business are exempt from Florida sales tax on lodging, whether the GSA SmartPay card is centrally billed or individually billed, and Florida does not require an exemption certificate from federal employees. In a city built around MacDill Air Force Base, which houses the headquarters of both U.S. Central Command and U.S. Special Operations Command, that exception covers a meaningful share of the people reading this. If you are here on orders, ask before you assume you are paying the 13.5%.

The zoning rule, which you will probably never meet. Tampa itself has no dedicated short-term rental ordinance — Florida largely preempts cities from creating one. Unincorporated Hillsborough County sets a seven-night minimum in residential zones. A stay of a month clears that comfortably. Hosts still need a Florida DBPR vacation rental licence, a county business tax receipt and a tourist development tax account.

One thing Florida does not give you. Florida's residential landlord-tenant act covers a "dwelling unit" rented as a residence, and excludes transient occupancy in a hotel or motel — but it fixes no day count at which a guest becomes a tenant. The six-month figure above is a tax line. What governs your stay is the agreement you sign.

Does the time of year matter?

Yes, and in the opposite direction to most of this list.

Tampa's peak is winter. Florida's furnished market runs on snowbirds from roughly January through March, and that is when a monthly rate is hardest to get and most expensive. If your stay is flexible, the back half of the year is the cheaper half.

Summer is the opposite problem. June through September is hot, humid and wet — afternoon thunderstorms most days — and it is also hurricane season, which runs 1 June to 30 November with the real risk concentrated in August, September and October. That is worth two specific questions before you sign anything for the autumn: what happens to your money if there is a mandatory evacuation, and whether the property is in an evacuation zone. Much of the Interbay peninsula, where a third of these listings are, is low-lying coastal land.

October to May is the good part of the year here, and April and May in particular are excellent and outside the snowbird premium.

Who's actually renting here

The military, and everyone attached to it. MacDill supports roughly 14,300 active-duty, civilian and reserve personnel, plus about 39,600 retirees and 20,600 family members in the region, and it is the headquarters of two four-star combatant commands. That produces a constant flow of PCS moves, temporary duty assignments and cleared contractors on months-long postings — people who need somewhere furnished, near the base, before or instead of a permanent home. It is the single clearest explanation for why seven of these twenty listings sit on the peninsula MacDill occupies.

Traveling clinicians. Tampa General on Davis Islands, Moffitt Cancer Center up at the USF campus, and the USF Health teaching programmes attached to both run rotations and thirteen-week contracts. Note the geography: Moffitt and USF are in North Tampa, a long way from the South Tampa listings.

Defense contractors. The industry that has grown around MacDill extends well beyond the fence line, and it runs on project work.

People landing before they commit. Tampa has grown fast, and which side of the bay you should live on is not obvious from outside. St Petersburg, Clearwater and Brandon are separate propositions with their own inventory.

None of them knows their exit date precisely. That is the whole reason this category exists.

Where to start

Look at what is currently listed in Tampa. Decide first whether you want a room or a whole place, because in Tampa those are $960 and $2,500 and there is nothing between them.
