One of the fifteen Las Vegas homes listed on Homads right now has this in its title: Lux Cozy Sanctuary*The Lakes (31+days).
The host put the number in the name of the listing. Not 30. Thirty-one.
In most American cities the 30-day line is a licensing technicality — cross it, the short-term rental rules stop applying, and the taxes carry on much as before. Clark County is the rare place where crossing it deletes a tax outright. Below the line you pay 12.5% to 13.38% in transient lodging tax. Above it you pay nothing, and Nevada has no sales tax on rent to take its place. On a $4,800 month that is about $640.
It is worth knowing exactly where the line sits, because in Las Vegas it sits in a different place depending on which side of a street you are standing on.
What a month actually costs
On 7 August 2026 there were 15 homes listed on Homads for 30+ day stays inside Las Vegas. Asking prices ran from $1,650 a month for a private room in the northwest up to $9,998 for a six-bedroom house in The Lakes. Half of them sat between roughly $2,800 and $5,500, with the middle at $4,800.
That is a real premium over the conventional market. RentCafe put the Las Vegas apartment average at $1,474 as of 1 August 2026, and Zumper's August medians were $1,119 for a one-bedroom and $1,450 for a two-bedroom. Furnished monthly homes ask two to three times that — the place comes with furniture, a stocked kitchen, wifi and usually utilities, and the host carries the empty weeks between stays.
Two things about that spread are worth knowing before you start looking.
This is a house market, not a Strip-condo market. Twelve of the fifteen have three or more bedrooms, and eleven are detached houses with yards, several with pools. There are exactly two condos and two one-bedrooms in the whole set. If you pictured a tower unit twenty minutes from a convention hall, that is the thinnest part of the map. If you are relocating a family, arriving with a dog, or splitting a place with a crew, it is the deepest.
There is almost nothing near the Strip itself, and almost nothing under $2,000. The resort corridor is ZIP 89109, and Homads lists nothing there. The closest are a condo just east of the corridor and a two-bedroom by the airport. One listing sits under $2,000, and it is a private room. If that is your budget, the honest answer is a room, a roommate, or a longer commute from the southwest valley.
Numbers move. Everything above came off the live listings on 7 August 2026 — worth checking the current set before you plan around it. That page pulls a radius, so it shows more than the fifteen inside the city.
Where to stay, depending on why you're here
Las Vegas is a valley of master-planned pockets separated by six-lane roads, and drive time matters more than distance.
Hospitals, southwest. ZIPs 89147, 89113, 89139 and 89135 are all a short drive from Southern Hills Hospital on West Sunset. This is also where most of the three-bedroom houses between $2,250 and $5,000 sit.
Hospitals, northwest. Centennial Hills Hospital is in 89149, with 89143 and 89129 around it. Three of the fifteen listings are in 89129 alone, the biggest single cluster in the city.
UNLV, the airport and the Convention Center. ZIP 89119 covers the airport and the south end of the corridor. 89169 is the block immediately east — Paradise Road, the Convention Center, Boulevard Mall — and is close to Sunrise Hospital. Nellis and the east side. 89121, along the Boulder Highway corridor.
Summerlin and the west. 89134, 89135 and 89117 are the top of the range, $5,500 to $9,998, and where the pools and the golf are. Note that 89134 is Sun City Summerlin, a 55+ community.
One caution that does not apply in most cities. Several of these ZIPs split between jurisdictions — 89149 is roughly half City of Las Vegas and half unincorporated county, and 89117, 89129 and 89143 straddle to a lesser degree. If the rules below matter to your stay, confirm the jurisdiction of the specific address rather than trusting the ZIP.
Why the 31st day is the line that matters
Most of what people mean by Las Vegas is not in the City of Las Vegas. The Strip, the airport and UNLV are all in Paradise, which is unincorporated Clark County. Summerlin South is unincorporated too, despite the name. Henderson and North Las Vegas are separate cities again. Four regimes, one mailing address.
On tax, the county draws the line at 31 days. Clark County Code § 4.08.005 defines a transient guest as someone with the right of occupancy for thirty consecutive days or less, and a permanent resident as someone with that right for thirty-one days or more. Section 4.08.050 exempts rent received from permanent residents. The rate you avoid depends on where you are: 13.38% inside the primary gaming corridor, 13% in the stadium district outside it, 12.5% within 35 miles of the Convention Center, and 10.5% beyond.
The City of Las Vegas runs the same mechanic and states it plainly — tax is collected for the first 30 days, after which the stay becomes exempt, as long as it is continuous. Check out partway through and the clock restarts.
Two details worth raising with a host. Whether the first 30 days are also exempt when you commit to a long stay up front is not settled in the public county guidance, so agree it in writing before you move in. And there is a cleaner route: rent in a property licensed as an apartment house, on a written lease longer than thirty days, and the exemption applies from day one with no wait.
On licensing, the line moves. The City of Las Vegas defines a short-term rental as a stay of less than 31 consecutive calendar days. Unincorporated Clark County uses thirty days or less. Henderson uses less than 30, and says directly that at 30 days or more you do not need to register. A 30-day booking is outside the rules in Henderson and inside them in the city and the county.
On tenancy, it moves again. Nevada's Residential Landlord and Tenant Act does not cover hotel or motel occupancy under 30 consecutive days unless the occupant clearly shows an intent to stay longer — NRS 118A.180. So protections can attach at 30 days while the tax clock still runs to 31. Ending a month-to-month tenancy takes 30 days' notice under NRS 40.251.
There is one more reason long stays dominate parts of this valley. The City bans short-term rentals outright in Summerlin, Sun City Summerlin, Skye Canyon and several other master-planned communities. And the county's licensing scheme has been partly blocked by a federal injunction since December 2025, with an appeal still pending and only a few hundred licenses ever issued against a cap of one percent of housing units. In much of Las Vegas, a month or more is not the cheaper option. It is the only clean one.
Nothing here is legal or tax advice, and these rules were moving in August 2026 — the county introduced a new enforcement ordinance on 4 August with a hearing set for the 18th. Check the current position for your address before relying on it.
Does the time of year matter?
Mostly because of heat. The average July high is 104.5°F, and the city hit 120°F on 7 July 2024. A summer month in a house with a pool is a different proposition from one in a third-floor unit with a single air conditioner, so ask what the cooling costs before agreeing to pay utilities.
The other rhythm is conventions. In June 2026 Las Vegas drew 3.08 million visitors, roughly flat year over year, but convention attendance jumped nearly 26% to 471,100. Big shows compress hotel supply and push nightly rates up, which is part of why a monthly rate agreed in advance holds its value here.
Who's actually renting here
Traveling healthcare workers. The standard contract is thirteen weeks — a three-month housing problem no hotel solves well and no annual lease fits. The valley's hospital campuses run from the Medical District to Summerlin to the southwest, so proximity is the whole decision.
Trades and project crews. The Athletics' $2 billion ballpark is on schedule to open on 29 February 2028, with about $400 million spent by May 2026 and work running year-round.
Event and production staff. Booth builders, AV crews and show staff arrive ahead of the calendar and leave after it.
People landing before they commit. Relocations, military moves through Nellis, UNLV's 33,706 students and the visiting faculty around them, and anyone who wants a season in the desert before signing for a year.
None of them knows their exit date precisely. That is the whole reason this category exists.
