Mid-Term Rentals in Kissimmee: What a Month Costs, and Where to Stay

Most of the furnished monthly market in Kissimmee is not apartments. It is houses — big ones.

Of the 18 homes Homads lists here for 30+ day stays, fourteen have three or more bedrooms. Seven have four. There is a seven-bedroom and an eight-bedroom on the list. This is vacation-home stock built for the Disney corridor, and renting one for two months is a genuinely different proposition from renting a city apartment.

Which raises the obvious question: who actually does that?

More people than you'd guess. Snowbirds wintering between December and April. Extended families doing three weeks at the parks rather than three days. Cast members and contractors around Walt Disney World's roughly 80,000-person workforce, and around Universal, which added something like 14,000 people for Epic Universe when it opened in May 2025. Households displaced by storm or water damage and placed by an adjuster. And people relocating to Central Florida who want to try it before they buy.

Here's what the market looks like right now.

What a month actually costs

On 6 August 2026 Homads listed 18 homes for 30+ day stays in Kissimmee. Asking prices ran from $800 a month to $7,140, with half sitting between roughly $3,900 and $5,200 and a median of $4,500.

Read that median against what you're getting. RentCafe put the conventional Kissimmee apartment average at $1,855 as of 1 August 2026 — $1,605 for a one-bedroom, $1,961 for a two-bedroom. But the typical Homads listing here is a four-bedroom house with a pool, not a one-bedroom apartment. Per bedroom, the premium is smaller than the headline suggests.

Two things worth knowing before you look.

There is very little small stock. Two one-bedrooms and two two-bedrooms out of eighteen. If you're one person on a contract, Kissimmee is a hard place to shop and Orlando proper is the better search.

The value is in going big. The economics flip if there are six of you. A five-bedroom at $5,000 a month is a different calculation from a one-bedroom at $1,600, and it is the reason multi-generational families end up here for a month instead of booking four hotel rooms for a week.

Numbers move. Everything here came off the live listings on 6 August 2026 — it's worth checking the current set before you plan around it.

Where to stay

34747 — the Disney corridor. Ten of the eighteen listings, which makes it the whole story. Four Corners, Reunion, Celebration and the resort communities either side of US-192 west. Closest to the Disney gates, newest housing stock, most likely to come with a private pool and a community clubhouse.

34746 — the US-192 corridor and central Kissimmee. Five listings. Slightly further out, generally cheaper, and still an easy run to the parks.

33896 — ChampionsGate. Golf-resort community just south of I-4. Suits a longer, quieter stay, and it's well placed if you're splitting time between Orlando and Tampa.

34741 — downtown Kissimmee. The older, real town, on Lake Tohopekaliga. Not a resort. This is where to look if you're here for work rather than the parks, or if you want somewhere that exists independently of tourism.

34759 — Poinciana. Furthest from Disney, most residential, most affordable. A long commute to the parks, and fine if that isn't why you came.

The 30-day rule works differently in Florida — read this bit

In Texas and Georgia, crossing 30 days takes the hotel tax off your bill entirely. In Florida it mostly does not. If you've read that elsewhere, it does not apply here, and it is the single most expensive misunderstanding in this market.

Three separate things are going on.

What counts as a vacation rental. Florida statute defines a transient public lodging establishment as one rented more than three times a year for periods of less than 30 consecutive days. A unit rented for at least 30 consecutive days is nontransient. So the 30-day line does change what the property legally is.

Osceola County's tourist development tax is 6%, and it applies to rentals of up to 180 days. Not 30. A three-month stay still owes it.

The state's transient rental sales tax exemption needs a written lease for continuous residence longer than six months. Again, not 30 days.

The practical upshot: budget for the tax on any stay under six months, ask the host up front whether the quoted monthly figure includes it, and don't assume a 31-day booking is a tax-free one. Get the answer in writing before you pay a deposit.

None of this is tax advice, and if the stay is long or the money is large it's worth asking someone who does this for a living.

Does the time of year matter?

More than anywhere else on this list. Kissimmee is the one genuinely seasonal market Homads covers at scale.

High season is December through April, driven by snowbirds and spring break, and March is typically the most expensive month of the year. If you want a winter month here, book it a long way out.

Low season overlaps hurricane season, which runs 1 June to 30 November. That is the honest trade: the cheapest monthly rates of the year come with the months when a storm might interrupt your stay. If you take a summer or autumn month, ask what happens if there's an evacuation order — whether the stay pauses, who pays, and what the host's plan is. Get it in writing at the same time as you get the tax answer.

Summer is also the hottest and wettest part of the year, with afternoon storms most days. That's normal rather than a problem, but it shapes what a month here feels like.

Who's actually renting here

Snowbirds — one to four months between December and April, usually the same people returning to the same places.

Extended families doing the parks properly, splitting one large house rather than booking multiple hotel rooms.

Theme park staff and contractors — Disney's workforce is around 80,000, Universal added roughly 14,000 for Epic Universe, and the county has a $17 billion, fifteen-year Disney development agreement behind it, which means construction and project work for years.

Insurance and ALE placements — Florida households displaced by storm or water damage, placed by an adjuster, with a timeline nobody knows at the start.

Those groups want opposite things, which is worth knowing if you're a host. A snowbird wants a quiet community and a good chair. A family of eight wants beds, a pool and a short drive to the gate. Trying to serve both with the same listing description usually serves neither.
