Mid-Term Rentals in Davenport, Florida: What a Month Costs, and Where to Stay

Two things about Davenport that the listings will not tell you.

The first: there is no thirty-day tax break in Florida. The line is six months. A one, two or three-month stay here pays the full 11.5% — 6% state sales tax, 0.5% Polk County surtax and 5% Polk County tourist development tax — and there is no paperwork that removes it. Only a bona fide written lease longer than six months does that, and a mid-term renter by definition does not have one. Budget about $518 a month on top of the median rent.

The second: almost none of this is in the town of Davenport. The incorporated city covers 4.4 square miles and about 19,900 people. The ZIP codes that say "Davenport, FL" cover close to a hundred square miles of unincorporated Polk County. Every listing below has a Davenport mailing address; most sit in resort communities that are not the city at all.

Neither is a reason to avoid the place. Both are reasons to read the rest of this before you book.

What a month actually costs

On 7 August 2026 there were 12 places listed on Homads for 30+ day stays around Davenport, from four owners. Every single one is an entire home.

Prices run from $3,150 to $5,550 a month, with the middle at $4,500. Half sit between roughly $3,425 and $4,950.

Now the number that decides whether this market is for you: every listing has three bedrooms or more. Five are three-bedrooms, six are four-bedrooms, one is a five-bedroom. There are no studios, no one-bedrooms, no two-bedrooms — not one, anywhere.

That is not an accident. This is the Four Corners vacation-home belt, and the housing stock was built to be rented by the week to families visiting theme parks. You are renting a holiday villa by the month.

Read that as a price per bedroom and it looks completely different. A four-bedroom house with a private pool at $3,200 is $800 a bedroom. RentCafe puts a conventional Davenport three-bedroom at $2,171, and the local apartment average at $1,759 as of 1 August 2026 — down 4.3% year over year, one of the sharpest falls in the country. If you are a family, or two couples, or a crew of four on the same contract, the maths here is genuinely good. If you are one person, you are paying for three bedrooms you will not use.

Two more things worth knowing.

Four of the twelve carry a "KG" prefixKG 7 Los Lagos, KG 8 Ancarda, KG 13 Chic Style Villa Disney, KG 15 Deluxe Dream Home, from $4,500 to $5,550. Three more are in the Bahama Bay resort at $3,150, $4,500 and $4,500. Two operators account for more than half the market.

The cheap end is the interesting end. The three lowest-priced places — $3,150, $3,200 and $3,200 — include a four-bedroom with a private pool and a three-bedroom with a hot tub. The $3,500 five-bedroom is the best value per bedroom in the set, and its host has titled it near hospital, which tells you exactly who has been booking.

Numbers move. Everything above came off the live listings on 7 August 2026 — worth checking the current set before you plan around it.

Where to stay, and what the ZIP actually means

The twelve split evenly, four apiece, across three ZIP codes — and the distinction between them matters more than it usually does.

33837. Four listings, on Sand Torch Circle, Paloma Drive, Fox Loop and Wildflower Road, from $4,500 to $5,550 — the most expensive cluster. This ZIP contains the incorporated City of Davenport, but it covers 51 square miles against the city's 4.4, so most addresses in it are unincorporated Polk County. One host describes their place as ideal for corporate, relocation and extended stays, which is the only listing in the city explicitly aimed at this category.

33896 — ChampionsGate. Four listings on Trikomo Drive, Famagusta Drive (two) and Dogleg Drive, from $3,200 to $4,950. This is a planned resort community, not the town of Davenport, and the ZIP also accepts "Champions Gate" as a mailing name. The two cheapest four-bedroom-and-up homes in the whole set are here.

33897. Four listings, three of them in the Bahama Bay resort — a ground-floor unit at $3,150, a condo at $4,500 and a penthouse at $4,500 — plus a villa on Grosvenor Loop at $4,350. Also unincorporated, and the sprawling western end of the vacation-home corridor.

Distances, because there is no public transport and you will need a car. Walt Disney World is about 10 miles up Interstate 4 — fifteen to twenty minutes. Orlando International Airport is about 30 miles. Universal and Epic Universe are roughly 25 miles north-east. Lakeland is about 32 miles west. I-4 traffic is genuinely bad, so treat the longer ones as forty-five minutes to an hour.

The thing that will actually go wrong: the HOA

This is the most useful paragraph on this page, so it gets its own section.

Florida law stops local government from setting minimum stays — section 509.032(7)(b) says a local ordinance "may not prohibit vacation rentals or regulate the duration or frequency of rental of vacation rentals." So neither Davenport nor Polk County can tell your host how long to rent for.

But that preemption binds government, not homeowners' associations. Every one of these resort communities is a private, deed-restricted development, and the CC&Rs routinely set their own minimum stays, rental caps, guest registration requirements and amenity rules. An HOA's thirty-day or six-month minimum is fully enforceable against you.

And here is the part that catches people: in several Four Corners communities, an unregistered occupant is denied access to the pool, the clubhouse, the gym and sometimes the gate. Those amenities are most of what you are paying for.

Before you pay anything, get three things in writing: the community name, confirmation that a stay of your length is permitted under the CC&Rs, and confirmation that you will be registered with the HOA for amenity access. One email. It is the difference between a resort and a house with a locked gate down the road.

Why six months, not thirty days

Florida taxes "living quarters or sleeping or housekeeping accommodations" rented for six months or less, and the exemption is narrow. Section 212.03(4) of the Florida Statutes releases anyone who "shall have entered into a bona fide written lease for longer than 6 months in duration for continuous residence"; section 212.03(1)(a) says a landlord who "exclusively enters into a bona fide written agreement for continuous residence for longer than 6 months" is "not exercising a taxable privilege." Note the wording — longer than six months. A lease of exactly six months does not qualify.

Polk County's tourist development tax follows the same boundary: the Tax Collector defines transient accommodations as property "rented for a period of six months or less."

So there is no move available to you. Unlike Texas, Colorado or Massachusetts, where a written agreement of the right length removes the tax before you arrive, a three-month Florida stay is taxed throughout. Ask for the tax-inclusive total up front, because plenty of listings quote the rent alone.

One tenancy warning. Florida's Residential Landlord and Tenant Act, section 83.42, excludes "transient occupancy in a hotel, condominium, motel, roominghouse, or similar public lodging" — and it sets no day count at all. The word doing the work is "transient," and it is undefined. Given that this housing stock is resort condominiums and vacation homes, there is real ambiguity about whether a short furnished stay here carries tenant protections.

Practical response: insist on a written residential lease — not a "booking confirmation" or a "vacation rental agreement" — stating a fixed term and that the property is your sole residence during it. The label carries weight. And do not hand a large deposit to an unlicensed direct-booking host; a legitimate operator will hold a Florida DBPR vacation rental licence, a Polk County business tax receipt and a tourist development tax account.

Does the time of year matter?

Enormously, and in two directions.

Snowbird season runs roughly November to April, peaking January through March, and it collides with theme-park holiday demand. That is the year's price peak. A January start should be booked three to four months ahead.

Hurricane season runs 1 June to 30 November, with the real risk concentrated in August, September and October. NOAA's 2026 outlook is for a below-average season — 8 to 14 named storms, 3 to 6 hurricanes — but below-average is not zero. Davenport sits about fifty miles inland from either coast, which largely removes storm-surge risk; what remains is wind, multi-day power loss and flooding. Ask about shutters or impact glass, ask the HOA's storm protocol, and understand that evacuation and travel-interruption costs are usually not refundable.

Summer is hot and wet. July and August average around 91°F with high humidity and near-daily afternoon storms. Verify the air conditioning and ask who pays the electricity, because cooling a 1,400-square-foot pool home in August is a real number and utilities-included is not the norm here.

The value window is late August to early November, and again late April into May — after spring break, before the snowbirds. Combined with rents already falling 4.3% year over year, that is when you have genuine negotiating room.

Who's actually renting here

Be clear-eyed: this is a vacation-home market that also accepts mid-term renters. But the mid-term demand is real and it is growing.

Healthcare, and this is the big 2026 change. Orlando Health's new Watson Clinic Lakeland Highlands Hospital opened in July 2026 with more than 1,000 new jobs, including 600 registered nurses and 1,500 team members needed before opening. That is a large travelling-clinician cohort about thirty miles west, and Davenport's furnished stock is a plausible option for them. AdventHealth's Polk facilities and Lakeland Regional Health add to it. One host on this list has already titled a listing near hospital.

Theme-park staffing. Universal's Epic Universe opened in May 2025 and is deliberately running below capacity, with the company expecting to reach full operating capacity toward the end of 2026. The staffing ramp is still going. Disney's international and seasonal programmes bring cohorts into Four Corners every year.

Logistics, which is the underrated one. More than 20,000 Polk County residents work in logistics and distribution, generating roughly $1.4 billion in county GDP, with four million square feet under development and a Chick-fil-A Supply centre bringing about 180 jobs. That produces construction crews, commissioning engineers and project managers on two-to-six-month assignments — and they tend to come in groups, which is exactly what a four-bedroom house suits.

Snowbirds, one to three months, January to March.

And people relocating to Central Florida who want to work out where to live before committing.

None of them knows their exit date precisely. That is the whole reason this category exists.

Where to start

Look at what is currently listed around Davenport. Work out first whether you can use three or four bedrooms, because there is nothing smaller here — and if you can, the price per room is among the best in this series. Budget the 11.5% tax, because unlike almost everywhere else there is no way around it. And send the email about the HOA before you pay anything.
